A cloud CMMS aimed at maintenance teams: work orders, preventive maintenance schedules, asset registers, parts inventory, meters, requests from a portal or QR code, and a mobile app that is the point of the product. Sold per user in tiered plans, with the higher tiers adding predictive maintenance and IoT sensor integration.

The mobile app is the product
A field technician opens UpKeep on a phone and finds a first-class experience: offline work orders, camera-attached notes, barcode scanning, meter readings, signed completions. Ours is a web app; the mobile-first experience is on the road-map and it is honest to say so.
Preventive maintenance and meter-based triggers, done
Time-based schedules, meter-based schedules with rollover, and calendar exceptions are mature. Our equivalent work engine is M4 and lands next.
A request portal for occupants
A tenant or an employee submits a repair request from a QR code without an account, and it lands on a technician's queue. We plan the same; today the request path is manual.
IoT and predictive maintenance in higher tiers
Sensor integrations for vibration, temperature and runtime, with anomaly alerts on the higher plans. We do not compete with this today and it is not next.

Argued from how the products are built rather than from a feature list, because feature lists are the part of a comparison that goes stale first.
The register is not just the maintenance team's
A laptop the HR officer issued to a new joiner appears in facilities as the same row the accountant depreciates. UpKeep's asset register belongs to maintenance, and the CFO's fixed-asset schedule is a separate spreadsheet by definition.
Custody as insert-only events
Who had a thing and when they returned it is a chained record rather than an editable field. That matters when a leaver dispute reaches HR six months later, which is the reason this shape was chosen.
One system, not a CMMS beside an ERP
If Rutba is the ERP, a work order posts labour through workforce to the pay run and parts through inventory to the ledger without an integration to configure. UpKeep by design is one system beside another.
And the one that is not a feature
UpKeep Technologies, Inc. will not build what you ask for. We will.
That is not a criticism of them — a vendor at their scale has to weigh your request against every other customer it touches, and schedule it behind a roadmap set a year out. Your request is a rounding error in their planning, honestly so. We are small, and the people building the product are the people you talk to: what helps everyone goes into the product at no extra charge, what is specific to you is quoted as the work it is, and when the answer is no you get the reason.

Bring the asset list across as CSV; UpKeep exports cleanly. Custody history rarely migrates - it becomes an opening balance.

Preventive schedules should be rebuilt in ours (M4) rather than exported - the shape of triggers differs.

The mobile app on the road-map is not the product today. If your work is 90% on a phone, wait.
No customer has done this yet. The steps above describe the mechanism — what exports, what imports, what has to be rebuilt — rather than a migration we have run. When one has been run, this section will say whose it was.
Our actual recommendation
If your maintenance team lives on their phones and needs a working CMMS this quarter, buy UpKeep. Consider us when the point is one register the whole organisation reads from, when your Rutba licence already includes the accounts and the people, or when you can wait one milestone for the work engine.
